How to bulk create custom properties in HubSpot from a CSV or spreadsheet

By Kayabyte

You are setting up a new HubSpot account, or a client’s, and need 40 custom properties with groups and dropdown options. HubSpot has no “import properties” button. The Community has had a long-running request for bulk property creation, and in June 2026 a HubSpot product manager said there were no plans for it (Community thread). These are the routes that exist.

Route 1: create them one by one

Settings > Properties > Create property. Pick object, group, label and type. HubSpot does not let you change a property’s internal name after it is created, so check it before saving. Fine for a handful. For dropdowns, Load options pastes a whole list (HubSpot guide).

Route 2: create them while importing records

On the import mapping step, Create new property sets up a property for a column (HubSpot guide). It is one property per column, configured by hand in a side panel, and it is meant for importing records, not for setting up an empty account. Dropdown options need to exist before the import.

Route 3: the Properties API

HubSpot’s API has a batch create endpoint (POST /crm/properties/2026-03/{objectType}/batch/create). Each property needs a name, label, type, field type and group. You need a private app token with the schema write scope for the object, plus a script or a tool such as Zapier that reads your spreadsheet. It is the most flexible route and also the one that needs a developer, and you handle groups, option order and error messages yourself.

Route 4: ask an AI tool

HubSpot’s data agent and Breeze Assistant can create a property from a description (HubSpot guide). Still one property at a time, so it saves clicks rather than setup hours.

What to prepare in the spreadsheet either way

One row per property: object, internal name, label, type, field type, group, and for dropdowns the options with the internal value you want. Decide the internal values now, because they cannot be changed later.

Full disclosure: we built an app for this

Bulk Property Import & Export reads a CSV or a public Google Sheet with one row per property (object, internal name, label, type, group, options, with “Label|value” for a specific internal value) and shows a preview of the whole batch first: what will be created, updated or left alone, with a reason for every problem row. Nothing is written until you click Apply, and a results report shows what HubSpot said for each row. It creates groups too, works for contacts, companies and deals, and asks for property settings access only, never your records. It cannot change the locked default properties.

Import, export and preview are free. Pro is USD 19 per month per HubSpot account and Agency is USD 49 per month for unlimited client accounts; every new account gets a 14-day Pro trial with no card. Marketplace listing.

FAQ

Can you bulk import custom properties into HubSpot? Not with HubSpot’s own import tool, which imports records. Use the Properties API batch endpoint or an app.

Can I upload a CSV to create properties in HubSpot? Not natively. The API reads JSON; an app can read your CSV and call the API for you.

Is there a limit on dropdown options? HubSpot documents up to 5,000 options per property.
